It is a fully operating functional heavy duty truck repair shop as well as part supply and sales. All the inventory, all the tooling, everything that would launch another generation into a good place to start or expand an existing company into this area.
The building is a 4 year old 20,000 sq/ft of building 120’ in each bay and 25’ wide and one 33’ bay on 4.45 solid acres of well drained land. The split is about 70/30 between service and parts. It is an all steel building that has a 5 ton full length crane in the shop and engineered to take another 5 ton on the same rails. It is also designed to take another 5 ton crane on another set of rails. The shop can be 80% covered with overhead cranes.
The entire building has underfloor boiler heat cut into 5 zones. Each zone has an individual pump. There is also overhead radiant heaters in the shop and forced air and AC in the parts and office area. All the water heat is at least 5” under the concrete.
There are 4 washrooms, an emergency shower, a stainless steel shop wash sink. There are 5 hot and cold running water taps in the building with hose fittings etc. They are plumbed for instant hot water through the boiler.
The building can easily be built into a manufacturing building. The doors are 16 x 16 steel and can be made into 20’ x 20’ with little modification. The eaves are 29’ high and the roof is 1/12 pitch, 33’ to the peak.
It is all routed for cable, internet, wireless and hard wired. There is a security system with door alarms as well as motion sensors. It is also wired for inside and outside surveillance cameras.
It has 3 phase and single phase power, up to 640 volts, at 150 amps. The crane is 3 phase as is the rotary air compressor that can deliver 160 psi all day long. There is an auxiliary piston compressor with a 100 gallon tank for backup and air storage.
As for the tooling, where do I start? Presses, pusher, jacks, stands, electronics, anything you could ever need. From liner pullers to top stop injector setting tools.

8:00 AM - 4:00 PM (Saturday) Weekend service work is by appointment only.
Support & Training:
I would stay around for 3 months and introduce you to suppliers, customers, some site tours etc.
